RICS Home Survey – Level 2

A RICS Level 2 Home Survey, also known as a HomeBuyer Report, is a visual inspection of a property to assess its condition and identify any issues that may need attention. It's suitable for most properties that are relatively new and in good condition, such as conventional houses, flats, and bungalows built after 1890. 

A Level 2 survey includes: 

  • A visual inspection of the property's interior and exterior, including walls, ceilings, roof, guttering, windows, and doors 

  • A visual appraisal of services like gas/oil heating 

  • An inspection of boundary walls, fences, permanent outbuildings, and areas in common use 

The survey will provide information on the property's construction, condition, repairs, location, local environment, and EPC assessment discrepancies. It will also include advice on defects that may affect the property and what maintenance or repairs may be required. 

A Level 2 survey is non-invasive, so surveyors will not lift up floors or carpets. It's only a visual inspection, so it won't detail every aspect of the building. For properties needing renovation or alterations, a more detailed Building Survey (Level 3) is recommended.
